The Best Apartments in Philadelphia That Can Be Your Next Home

best-apartment-philadelphia
We extensively test and research all services we review. Here's why you can trust us.

  • Location and Neighborhood: I examined the physical placement of each building to gauge its proximity to essential urban hubs. A great location means easy access to transit systems and local grocery stores.
  •
  • Amenities and Features: My evaluation looked closely at the shared facilities provided to all residents on the property. Buildings scored higher when they offered well-maintained fitness centers and secure parking options.
  •
  • Pricing and Value: I compared the base monthly rent against the actual benefits included in the lease agreement. A competitive property must justify its costs through tangible perks and quality living spaces.
  •
  • Lease Flexibility: I reviewed the leasing terms to see if the management accommodates different residential timelines. Buildings offering short-term agreements provide necessary leeway for transient professionals and students.
  •
  • Reputation and Resident Feedback: I analyzed the overall sentiment of current tenants regarding their daily living experiences. Consistent positive feedback about property management response times heavily influenced these rankings.

Securing the best apartment in Philadelphia can feel overwhelming due to the diverse neighborhoods and varying price points. So I’ve spent significant time evaluating local properties to help renters, students, and families find their ideal living spaces.

This guide breaks down my top picks to streamline your property search and get you settled comfortably.

Hiring skilled movers in Philadelphia can streamline your relocation once you finalize your housing.

Contact: 215-515-0137 | [email protected]
Hours: Monday to Saturday 9:00 AM–5:00 PM | Cafe Hours: Monday to Sunday 7:00 AM–3:00 PM

Hagert and York is in the vibrant East Kensington neighborhood, which puts you right next to the highly desirable Fishtown area.

This apartment rental agency elevates the remote working lifestyle by providing a convenient on-site co-working space and a ground-floor coffee shop.

I recently toured this building and was immediately struck by the full city views visible from the rooftop lounge.

While the daily conveniences are fantastic, prospective tenants should budget carefully before signing a residential lease. The heavily advertised leasing specials only apply to the base rent, and you will face extra mandatory fees that increase total living costs.

Pros

  • Secured parking garage
  • Exclusive outdoor dog park
  • In-unit washer and dryer
  • Central air conditioning

Cons

  • Additional mandatory fees
  • Limited leasing promotions

Welcoming Staff and Beautiful Modern Amenities

This is the best apartment building I’ve lived in so far and trust me I’m picky! Everyone is super helpful and very welcoming. Maintenance is amazing and very fast. The place is very clean and all the amenities are beautiful. There are lots of activities and the location is great, walking distance from bars and restaurants. Don’t hesitate to move in here! Talk to Shaquila if you need anything, she’s always there to help.

Unforgettable Living Experience

I was sold on Hagart & York with the cafe, fully equipped gym, and terrace. I also love the tall windows in the apartment. It makes my first apartment in Philly an unforgettable experience.

The tour and move was also a nice experience with the help of Shaquila at Hagart & York. She showed us all the amenities, let us take our time viewing the apartment, and answered all of our questions. I’m very happy with my apartment choice!

2. 2400 Chestnut

2400-chestnut

Website: 2400chestnut.com
Address: 2400 Chestnut St, Philadelphia, PA 19103
Contact: (215) 561-2700 | [email protected]
Hours: Monday to Friday 8:30 AM–5:30 PM | Saturday & Sunday 11:00 AM–3:00 PM

2400 Chestnut is tailored specifically for graduate students and Center City professionals with its strong transit connections. Residents benefit immensely from the complimentary weekday shuttle to the university and the incredibly close proximity to the local regional rail station.

It’s a massive thirty-four-story tower that provides spectacular elevated views of the cityscape.

The building clearly prioritizes commuter convenience, but it does lack a few standard private residential luxuries. Tenants must rely on complimentary shared laundry rooms located on each floor instead of having private in-unit washers.

The indoor garage provides excellent weather protection, though it operates on a paid parking system that adds an extra expense for vehicle owners.

Pros

  • Around-the-clock concierge service
  • Continuous fitness center access
  • Granite kitchen countertops
  • Indoor weather-protected parking

Cons

  • Shared laundry on floors
  • Paid resident parking system

Exceptional Management and Spotless Moving Condition

I lived at 2400 Chestnut for the past two years and can’t say enough good things about it. The staff and management have always been polite, helpful, and quick to respond whenever I needed anything. When I moved in, my apartment was spotless, and everything was in great working order. Maintenance requests were always handled promptly.

Respectful Community with Breathtaking Skyline Views

I lived in this building for four years, and it was truly a once-in-a-lifetime experience—like living in the clouds. The picture shows the view from the window of my apartment. The community was amazing and respectful, with most neighbors being graduate students and young professionals. The management team was responsible and responsive throughout my stay. I’d highly recommend this place to anyone looking for a home in Philly.

Enjoy a luxurious daily downtown routine at 1919 Market Street Apartments with its high-end recreational spaces. The building features a sophisticated wine tasting room with private lockers, an indoor sports simulator, and flexible tour viewing options.

A colleague of mine recently moved in and constantly praises the impressive outdoor deck space highlighted by a massive infinity pool.

That said, enjoying these premium social spaces requires some additional upfront and recurring financial commitments, including a non-refundable application fee.

Tenants are also subject to a mandatory monthly amenity fee on top of their standard base rent.

Maintaining such an expansive living space is much easier when you use reliable cleaning services to handle the domestic upkeep.

Pros

  • In-unit washer and dryer
  • Specialized on-site pet spa
  • Fitness center with yoga studio
  • Premium package acceptance

Cons

  • Recurring monthly amenity fee
  • Non-refundable application fee

Kind Team and Top-Notch Modern Facilities

The apartments are modern and the amenities are top notch. And the team! All of the front desk people and maintenance people are kind, friendly and hard-working. I consider them to be friends. When we were looking for an apartment 5 years ago, we had a long checklist of needs and 1919 meets them all. That’s rare.

Highly recommended

Fantastic Concierge Team and Great Overall Atmosphere

My overall experience living at 1919 Market has been great. My apartment is fantastic and the entire team from the leasing office to the Concierge and maintenance teams have been great. I look forward to my daily hello’s with Darius, Karen, Edward and Dexter to name a few!

I’m hopeful to be extending my lease for another year plus if we can make it work with all the other complexes offering incentives…

4. Veranda Apartments

Website: verandaphilly.com

Contact: (215) 267-4344
Hours: Monday to Wednesday & Friday 9:00 AM–6:00 PM | Thursday 9:00 AM–7:00 PM | Saturday & Sunday 10:00 AM–4:00 PM

Veranda Apartments prioritizes modern craftsmanship and stylistic design choices, ensuring their units feel genuinely upscale and inviting. They deliver a premium aesthetic throughout their living spaces while offering continuous staff availability to handle any tenant concerns.

The property strongly encourages community interaction through their unique rooftop culinary area and provides specialized on-site facilities designed specifically for pet grooming.

However, this focus on elevated community living comes with some rigid administrative requirements during the initial move-in process. The management requires extended, non-traditional lease commitments rather than offering standard twelve-month leasing terms.

You will also need to provide a fixed security deposit upfront, regardless of the actual base rent of your chosen floor plan.

Pros

  • Electric vehicle power hookups
  • Private film viewing facility
  • Therapeutic heat wellness amenities
  • Secured package delivery area

Cons

  • Extended, non-traditional lease commitments
  • Fixed upfront security deposit

Great Building Management and Excellent Gym Facilities

Miguel and Nicholas both do a great job managing and running the building. The apartment gym is really nice, and the rooftop lounge has a grill and a smoker! The neighborhood might look a little “sketchy” to some people, but as someone who has lived in Philly for 14 years now, I can say with confidence that this area is actually pretty safe compared to many other neighborhoods.

Friendly Staff and Clean Central City Location

Absolutely amazing apartment building to live in. It’s always clean and the staff are always friendly and willing to help you to settle in nicely and quickly. Hakim helped me to moved in and made everything go smoothly as possible. The place is quiet and close to everywhere in the city. Especially to center city where you get to a lot beautiful restaurants close to your apartment. My favorite thing about the place is the cleanness and friendly staff. I definitely recommend the apartment to call your next home.

5. Lincoln Square

lincoln-square

Website: lincolnsquare.com
Address: 1000 S. Broad, Philadelphia, PA 19146
Contact: (844) 790-6825
Hours: Monday, Tuesday & Thursday 9:00 AM–6:00 PM | Wednesday 11:00 AM–6:00 PM | Friday 9:00 AM–5:00 PM | Saturday 10:00 AM–5:00 PM | Sunday 12:00 PM–5:00 PM

At the crossroads of Center City and South Philadelphia, Lincoln Square provides unparalleled access to urban entertainment. They maximize this prime location by offering a massive recreation area that spans more than an entire football field.

Residents can enjoy highly unique physical features like a rare rooftop walking path and lounge outside in front of an enormous television.

The expansive amenities make this property extremely attractive, but current tenants face a notable drawback regarding lease renewals. The heavily advertised promotional rental deals are strictly valid for new residents, meaning loyal renters cannot take advantage of the savings.

Furthermore, getting administrative help mid-week can be slightly frustrating because the leasing office delays opening until late morning on Wednesdays.

Pros

  • In-unit laundry machines
  • Exclusive outdoor dog park
  • Continuous concierge service
  • Short-term leasing options

Cons

  • Promotions exclude current tenants
  • Delayed Wednesday office hours

Smooth Moving Process and Very Happy Resident

We moved into the building a month ago and we’re very happy.

Of course with our beautiful apartment, but especially with the team that helped us throughout the whole process, and the move was very smooth.

We hope to stay here for as long as possible.

Clean Building with Engaging Regular Community Events

My son has been living at Lincoln Square for over six months and we think it could be the best apartment building in the city. It is beautiful and clean and well-run. The people who work here are the best- always willing to go out of their way to help. They also get to know the residents which makes it feel even more like home. The public spaces and the outdoor area are beautiful and usable, and I am always awestruck by the apartment itself (and the views!). They even have regular events to bring the community together.
