Savvy Landlords Trust These 5 Property Management Companies in Philadelphia

We extensively test and research all services we review. Here's why you can trust us.

Experience and Expertise: To begin, I examined the length of time each company has been managing properties in Philadelphia.

Range of Services: After that, I reviewed the scope of services each company offers. From tenant screening and rent collection to maintenance and legal compliance, I checked whether they could cover the full cycle of property management.

Fee Structure and Transparency: I also compared the cost structures of each company to ensure transparency.

Use of Technology: I considered how each company integrates technology into its operations. Online portals for rent payments, digital maintenance requests, and real-time reporting stood out as tools that make life easier.

Local Market Knowledge: I checked how well each company understands Philadelphia’s rental market.

If you’ve ever owned a rental in Philly, you know the drill. First, it’s a broken faucet, then a tenant moving out early, and before you know it, you’re spending weekends chasing contractors instead of enjoying your life.

What was supposed to be a passive income suddenly feels anything but passive.

That’s why so many landlords are turning to property management in Philadelphia. The right team handles the headaches, so you don’t have to. Read on to discover the top companies that keep rentals running smoothly while you get back to living your life.

How much do property management services cost in Philadelphia?

Property management services in Philadelphia typically cost around $100 to $250 per unit. However, rates vary depending on the company’s reputation, the type of property, and the level of services included in the package.

Philly Property Management has been managing rentals in the city for more than 30 years, giving them strong local experience. They know the ins and outs of property laws and licensing, which helps owners who don’t want to deal with it.

One of their best features is the 24/7 maintenance support. Having a team ready to handle emergencies takes a lot of pressure off landlords.

Additionally, it’s nice that they conduct regular property inspections, helping prevent small issues from escalating into expensive problems.

I like that they provide online portals for both owners and tenants. It keeps everything in one place, from rent payments to maintenance requests.

On top of that, they even include a free rental analysis, which is helpful if you want to gauge how much income your property could realistically earn in today’s market.

However, because they offer such a wide range of services, pricing can vary depending on what you actually choose. For owners working with a fixed budget, this flexibility might feel a little uncertain at first.

Pros

  • Brings over 30 years of local experience
  • Handles property laws and licensing
  • Offers 24/7 maintenance support
  • Conducts regular property inspections
  • Provides online portals
  • Free rental analysis

Cons

  • Pricing can vary

I also kept hearing a lot about Grow Property Management. The word on the street is that they make life easier with a flat fee that’s lower than most—under 6% of rent. That’s a big deal when comparing property managers in the city.

Many people are saying this one is great because of how thorough they are with tenant screening. They check everything—credit, rental history, even eviction records—so owners end up with tenants who stay longer and pay on time.

Add in their fast marketing tools. They use MLS listings, websites, and even same-day showings. I like that their goal is simple: fill units faster with better tenants, so owners aren’t stuck losing income while a place sits empty.

But what I like the most is the 24/7 maintenance support and regular inspections. Tenants receive quick responses, and owners know their properties are well-maintained.

The only catch is that their detailed system might feel a bit rigid if you prefer a more hands-on approach.

Pros

  • Offers a flat fee of under 6% of rent
  • Has a thorough tenant screening process
  • Uses fast marketing tools
  • Provides 24/7 maintenance support
  • Provides monthly/yearly financial reports

Cons

  • Too rigid or restrictive a system

“Working with the team at Grow Property Managment has been nothing but positive. They are professional, responsive, and clearly care about both their clients and the properties they manage. Communication is always smooth, and they go above and beyond to make sure things are handled quickly and thoroughly. Smooth renting with responsive service

“I’ve had an excellent experience with Grow Property Management. Their team is professional, responsive, and truly dedicated to providing top-notch service. Maintenance requests are handled efficiently, and communication is always clear and prompt. They make renting a smooth and hassle-free experience, ensuring that properties are well-maintained and tenants feel valued. I highly recommend Grow Property Management to anyone looking for a reliable and professional property management company!”

Bay Property Management Group is one of the bigger names in Philly, managing thousands of units. They’ve built a reputation for getting things done on time.

Even better, their eviction rate is under 1%, which really shows how careful and consistent their tenant screening is. They dig into credit, rental history, and background checks to place tenants who are less likely to cause problems.

Another big plus is how quickly they fill vacancies. Properties average around 23 days on the market. Fast turnaround like that is somehow rare in this business.

They also stand out with a 6-month tenant warranty. If a renter moves out or needs to be replaced in that window, they’ll handle it at no extra cost. It’s basically a guarantee that they back their tenant placements.

The only drawback is that, being such a large operation, the service can feel less personal at times.

Pros

  • Manages thousands of units in Philly
  • Eviction rate under 1%
  • Fills vacancies quickly
  • Provides a 6-month tenant warranty

Cons

  • Service can feel less personal

Professional service with timely support

“Bay Property Management Group, Philadelphia is a team of dedicated professionals. My experience with them is very phenomenal. Special thanks to Nina B, great customer service, who makes sure requests are attended to in the most professional way and in a timely manner. Shout out to Sixsto, the technician as well!!”

Responsive management for investment properties

“We have been using Bay Property Management for a few years now on our investment property. Enrique is our current property manager and he is very helpful with coordinating with us and the tenant and always very responsive!”

I wasn’t really expecting much from Otter Property Management at first, but I’ve realized they are actually reliable.

What stood out right away is how modern and transparent their system is. Owners get 24/7 access to live financial reports, photo updates, and even weekly “on-market” reports.

Another thing I like is their in-house maintenance team. They’ve got full-time techs plus a live 24/7 emergency line, which means issues don’t sit around waiting. Not to mention perks offered, such as free rental license renewals and tenant water billing.

They also stress no conflict of interest since they don’t own properties themselves. For owners like me, that’s a really good reassurance.

The only catch is that their fee range (3%-9%) might feel steep if you’re on the smaller side. Smaller landlords with just one or two units may not see the same cost savings compared to bigger portfolios.

Pros

  • Uses a modern, transparent system
  • Has an in-house maintenance team
  • Offers extra perks at no added cost
  • Maintains no conflict of interest

Cons

  • High fee range (3%-9%)

Smooth touring process with extra care

“The process for viewing the house and the extra security they took for me to prove my identity was perfect. The fact that I could tour the house independently was a big factor. The house was in good condition still needed a few things done in the house and backyard. Which I assume would be done before anyone moves in. Other than the block being blocked off due to construction on the block and surrounding area a heads up would’ve been nice but the block looks to be quiet and peaceful giving the area around it. All in all I am very please this far with this company. And I hope I can get this house and begin the next chapter of my life.”

Responsive team that values tenants and owners

“We’ve always had a great experience with Otter management. They are professional, responsive, and truly care about both their tenants and property owners. Any issues are handled quickly and communication is always clear. I highly recommend them to anyone looking for reliable real estate management.”

If you’re a Philly landlord who values transparency and hands-off convenience, you’re going to want to pay attention to Skyline Property Management. They’re built for owners who want the basics covered—rent collection, maintenance, and tenant screening.

What stands out most is their focus on clarity and trust. They give free rental analysis, upfront pricing, and no hidden fees, which is refreshing in an industry where surprise charges can pop up.

Plus, I’m glad owners get a dedicated portal with detailed income and expense reports. Not only that, but tenants have their portal too. It’s where they can conveniently pay rent, submit requests, and view checklists.

They also rely heavily on strong legal knowledge. Knowing Philly’s landlord-tenant laws inside and out helps keep owners compliant and out of trouble.

The only problem that many clients have mentioned is the poor customer service. But given how comprehensive they are with their service, most owners still feel the benefits outweigh the drawbacks.

Pros

  • Covers all the basics
  • Free rental analysis
  • Upfront pricing
  • Convenient owner and tenant portals
  • Knowledgeable on Philly landlord-tenant laws

Cons

  • Reports of poor customer service

Well-maintained homes with quick support

“I have been living at a Skyline managed property for three years now and could not be happier. Despite living in an older row home, it has been well maintained and have not experienced any major issues with any structure or appliances. If I ever do need anything Erika and Manuel have always been quick to respond and point me in the right direction. 100% do recommend”

Prompt responses and top-notch tenant care

“My experience with Skyline Property Management has always been pleasant and productive. They are very prompt in responding to any questions or matters you may have. Manuel and Erika were very helpful and made my maintenance request extremely easy. The communication of information and updates are an example of the top notch tenant services that were provided by the Skyline team. My contractor was very professional and handled my request effectively.”
